WHAT TYPES OF INFORMATION CAN I FIND IN THE BUILDING DEPARTMENT?

The Building Department maintains a variety of information for each property in the Village. Building permits, plans, certificates of occupancy, and surveys are just some of the documents that may be available to you. There are also informational sheets, forms and applications available at the Department counter.

WHEN DO I NEED A BUILDING PERMIT?

The building permit procedures highlight the types of work that require a building permit. Please recognize that this list is not all-inclusive and it is recommended that you contact the building department if you are unclear about whether or not your project may require a permit.

HOW DO I OBTAIN A BUILDING PERMIT?

Complete the Building Permit Application. Contact the Building Department staff for additional information.

DO I NEED A BUILDING PERMIT FOR A FENCE?

Yes. The fence must meet Zoning Code requirements and must have approval for the type of fence installed.

DO I NEED A PERMIT TO REPLACE MY ROOF?

Recovering a roof usually does not require a permit. However, the location of any dumpster should be reviewed with the Building Department. Two layers of roofing are generally considered the maximum allowed. If the roof itself needs replacing, a permit is required.

DO I NEED A PERMIT FOR BATHROOM OR KITCHEN ALTERATIONS?

Usually not for decorative changes but new fixtures or enlargements require a permit.

WHAT TYPES OF INSPECTIONS ARE REQUIRED?

Every project is different and while some may only require two inspections, many may need seven different inspections or more. Discuss this with the Building Inspector.

WHEN IS A CERTIFICATE OF OCCUPANCY (C/O) OR CERTIFICATE OF COMPLETION REQUIRED?

No building or structure shall be used or occupied, and no change in the existing occupancy classification of a building or structure or portion thereof shall be made until the Building Inspector has issued a Certificate of Occupancy.

WHAT IS REQUIRED FOR A C/O?

All work done under all permits issued for the proposed project must be completed and inspected to the satisfaction of the Building Department, Engineering Department and any other departments or agencies having jurisdiction for the project.

HOW DO I OBTAIN A C/O FOR AN EXISTING PROJECT?

Download the Certificate of Occupancy application and submit a completed form with the appropriate fee to the Building Department. Contact the Building Department to schedule a final inspection of the project. Please note that if your project requires an electrical permit the final electrical inspection must take place before a Certificate of Occupancy can be issued.

WHEN DO I NEED AN ELECTRICAL INSPECTION?

Electrical inspections are required for all wiring (except in kind replacement of a switch, fixture or receptacle). Westchester County master’s electrician license is required. Please note that the Building Inspector does not perform electrical inspections. You may contact Tristate Inspections Inc.at 845-986-6514 or New York Electrical Inspections Inc. at 914-693-7408 to contract for any electrical inspections.

WHEN DO I NEED A PLUMBING PERMIT?

Only a plumber duly licensed by Westchester County may practice plumbing in Mt. Kisco. The licensed plumber you select must secure this permit. Minor maintenance and repairs are exempt.

911 compliance

To comply with 911 emergency regulations your home/business is required to have the street number posted on it, with a minimum of 3" numbers in contrast to their background, by the entrance, and by the road as well if the building is setback more than 75 ft. From the road or is otherwise not visible. . It must be seen from the street for police, fire and ambulance response.
