Building Permit Procedures

Procedures to follow to obtain a building permit

Mount Kisco’s Building Department issues permits for certain types of work done in the Village.  The following list is not all-inclusive:                                      

  •      Additions/Replacements                                          
  •      Alterations/Repairs        
  •      Deck
  •      Demolition, Relocation                 
  •      Fence
  •      Foundation Only 
  •      New Construction 
  •      Oil Tank Removal
  •      Retaining Wall (over 2’ high)    
  •      Site Work Only
  1. The Building Permit filing fee is $100 plus  $10.00 for each $1,000.00 of project value rounded up to the next even thousand.  This fee is to be paid at the time the application is submitted.
  2. The Building Permit Application should be submitted with 3 sets of plans.  We  require architectural signed and sealed plans or professional "like" quality drawings, depending on the project's size and complexity.  (For smaller projects, the plans or drawings must include as much detail as possible regardging materials used and measurements in relation to existing property.)
  3. If the contractor has employees on the job, a copy of the Workmen’s Compensation Certificate must be submitted with the application, as well as providing proof that insurance is in place. 
  4. If the project’s plans are straightforward, the turn-around time for obtaining the permit is about a week.  Complex plans take longer to review and approve. (The Building Inspector makes the determination if a project requires approval by a Board, i.e., Planning Board, Architectural Review Board or Zoning Board of Appeals). 
  5. During the construction process, the contractor/ plumber/ should be making appointments with the Building Inspector for inspections for framing, footings, plumbing, etc.  Twenty-four hour notice is required to schedule inspections.The Electrical Inspector should be contacted separately.
  6. Before a Final Inspection is scheduled, an application for a Certificate of Occupancy must be filled out and sumitted to the Building Department.
  7. During your project you may need to obtain other permits as well, i.e., tree removal, sidewalk opening, or curb cuts.

 

Electricians and Plumbers must be Westchester County Licensed (Residential & Commercial)
